  • Water or heating pipes over 45 years old, drain pipes over 25 years old

The earthquake excess is a share of the sum insured, not of the damage. A flat insured for €150,000 has €30,000 of earthquake damage: 2% of €150,000 is €3,000, above the €2,000 minimum, so you pay €3,000 and the insurer €27,000. Water damage works on the loss instead: on €4,000, 5% is €200, below the €500 minimum, so you pay €500. If the sum insured is below the real rebuilding cost, the payout falls in proportion (IPID and brochure, February 2026).

Law 4223/2013

ENFIA discount: insure earthquake, fire and flood

A home insured against earthquake, fire and flood for its full rebuilding cost pays 20% less ENFIA, the annual property tax, the next year, or 10% if its ENFIA value is over €500,000 (Law 4223/2013 Art. 3 §7Ζ, as amended (ΦΕΚ Α' 198/2024)). For the 2026 ENFIA the tax authority (ΑΑΔΕ) counts at least €900 per m², for at least 3 months of cover (under 12 months cuts the discount pro rata); you apply on myPROPERTY by its February deadline.

Questions about home insurance in Greece

How much does home insurance cost in Greece?
It depends on the sums insured, the address and seismic zone, the year built, the programme, the excess and the options, so we publish no average. The calculator above gives the price for your home; our guide to cost per square metre covers the wider market.
Is home insurance compulsory in Greece?
Not for a private home: no law requires it. Businesses with revenue over €500,000 must insure against forest fire, flood and earthquake. A bank lending on your home will usually ask for fire and earthquake cover under the loan contract.
How do I get the ENFIA discount with home insurance?
Insure the home against earthquake, fire and flood for its full rebuilding cost (at least €900 per m² for the 2026 ENFIA), with an insurer on the Bank of Greece register, for at least 3 months of the previous year. Then apply on myPROPERTY by the tax authority's February deadline; the insurer reports the policy to ΑΑΔΕ. The discount is 20%, or 10% above €500,000 of ENFIA value, and falls pro rata for less than 12 months of cover. With us: Extended, Full or Agreed values plus the earthquake add-on. Does home insurance cover earthquakes and floods?
Flood, storm and burst pipes are covered from Extended. Earthquake only if you add it, for buildings from 1960 onwards with a building permit and no past earthquake damage. Its excess is 2% of the sum insured, minimum €2,000; choosing 5%, 7.5% or 10% lowers the earthquake premium. More in earthquake cover for homes.
I have a mortgage. Must I buy the bank's insurance?
No. The bank may require a policy linked to the loan, but it must accept one from another insurer with equivalent cover (Law 4438/2016 Art. 11, transposing Directive 2014/17/EU Art. 12). Match the covers in your loan contract, usually fire and earthquake, and assign the policy to the bank if it asks.
How much should I insure the building for?
For what rebuilding it would cost today, not its market price and not the land. If you insure it for less, the insurer pays the same share of each loss as the share of the value you insured. For the ENFIA discount the sum must be at least €900 per m².
I rent my home. Can I insure only my things?
Yes. Choose contents only. On Full, damage to the building from a break-in is paid too, and from Extended your liability to the landlord for damage from a covered event is included.
Can I insure a holiday home, including from abroad?
Yes, the home must be in Greece; we confirm the details for owners living abroad in your quote. On a holiday home the excesses always apply: 5% of a water or weather loss with a €500 minimum, and 10% of a theft loss with a €600 minimum. The insurer excludes vacant homes, so tell us in the quote how many months a year the home is used.
Can I insure an apartment I let on Airbnb?
Not on this policy if the home is used only for short-term rentals. Hosts need Airbnb insurance. A home let to long-term tenants can be insured, with lost rent after a covered loss from Extended.
Is a home near a forest covered for wildfire?
Forest fire is covered on every programme, up to the sum insured. A home inside a forest area cannot be insured on this policy.
Are old water pipes covered?
Water, heating and air-conditioning pipes up to 40 years old are covered. From 41 to 45 years, a 15% excess with a €1,000 minimum applies even on a programme without excesses. Over 45 years there is no pipe cover. Drain pipes are covered up to 25 years.
What discounts are there?
The insurer's tariff has discounts for a mortgaged home, a second home or a car insured with the same insurer, a monitored alarm on Full or Agreed values, and a main home with building and contents over €300,000. Your quote shows the discounts that apply.
What do I do after damage to my home?
Limit the damage if you safely can, tell the insurer promptly and send the documents it asks for, such as photos, invoices and, after a theft, the police report. The building is paid at the cost of rebuilding it as new, most contents at the cost of replacing them as new.
Can I cancel the policy?
You can withdraw within 14 days of receiving the policy, by registered letter or e-mail to the insurer. After that you can cancel at any time in writing; the cancellation takes effect within 30 days.
Is it better to buy online, through a local agent or at a bank?
The insurer's terms are the same. Online with us you see the named insurer, the IPID and the terms before paying, you pay the premium directly to the insurer, and the insurer pays our commission. A bank offers its partner insurer's policy, but must accept an equivalent one from elsewhere.
